Each tenant client is provided with a dedicated web portal customized for the property they are leasing. This portal allows tenants to view their current account status and pay their rent electronically if they wish, either on a one time or reoccurring basis. In the event that a client wishes to submit monthly rental payments by check, pre addressed envelopes are provided in order to help prevent postal errors. All payments, whether received electronically or by check, are immediately reflected in the online property account viewable by the tenant 24/7.
Darshana Properties maintains relationships with professionals in many different mechanical and electrical disciplines for the purpose of property repair and maintenance. All problems occurring with the occupied property are promptly remedied by one (or more) of these experts. Tenants who encounter property problems may submit a request for repairs electronically through the tenant access portal, via fax at (866) 923-4218, or verbally through our main contact number (919) 335-3567 which is answered 24 hours a day 7 days a week in the event of an emergency.
Prior to a new tenant client moving in the property is completely photographed in order to provide documentation of the property condition and any preexisting (or not) damage. This photographic record is then uploaded and available for viewing or downloading by the tenant through their Web Access Portal. Any pre existing damage is also documented via the use of a move-in inspection form.
There is always a lot to learn when you move to a new area. To make life easier for our clients each property has access to a customized online directory displaying names, address, links, and maps for local schools, medical facilities, municipal information, utilities, etc.
